In Dubai, sharing a leased convenience without acquiring the proprietor’s endorsement is unlawful. This is as per Article 24 of Law No. 26 of 2007 managing the connection among landowners and inhabitants in (Dubai Rental Law), which states: Unless generally concurred in the tenure contract, the occupant will not allocate advantage or sublease premises without acquiring the proprietor’s endorsement.

A landowner may request the expulsion of an inhabitant before the expiry of the tenure time frame if the occupant subleases the property without a composed endorsement.

If the residents near your apartment are staying in the building legally – and have obtained a written approval from the landlord – they may use the facilities available in common areas. This is in accordance with Article 11 of the Dubai Rental Law
